Starting a heist in GTA 5 is all about groundwork. First off, you need to complete the game until you unlock Lester's missions. Lester will then contact you about performing heists. Make sure you own a high-end apartment though cuz that's where you'll plan your heists from. You'll get a heist setup room as part of the deal. Head there, and Lester will walk you through your first heist setup!

Actually, starting a heist isn't that simple. You definitely need an apartment, but you also gotta finish the tutorial missions and some setups. It's all about that prep work, boys.
